Florida's Climate is Relentless
The Value of Doing It Right
In Jacksonville's demanding climate, exterior paint isn't cosmetic — it's a moisture barrier, a UV shield, and a structural protectant. A quality exterior repaint, done correctly with proper preparation and premium products, is one of the highest-ROI home improvements you can make.
Our Product Standard
Not all exterior paints perform equally in Florida's climate. Benjamin Moore's exterior line is formulated for heat, humidity, and UV intensity — we specify the right product for every substrate and condition on your home.
Benjamin Moore's top-of-the-line exterior. Color Lock technology provides exceptional fade resistance, and its 100% acrylic formula delivers best-in-class adhesion and durability for Florida's demanding conditions. Ideal for full repaints and feature walls.
Excellent mildew resistance and flexibility — critical for coastal Jacksonville homes that experience extreme heat cycles. Regal Select expands and contracts with the substrate, maintaining adhesion where cheaper paints crack and peel.
Specifically engineered for extreme weather exposure. Element Guard forms a thicker, more elastic film that resists cracking under UV stress and repels moisture even under persistent rain — our choice for oceanfront and inlet-facing facades.
Every quality paint job starts with the right primer. Benjamin Moore's Fresh Start seals bare wood, bare masonry, and repaired surfaces — ensuring maximum adhesion for topcoats and a uniform finish from day one.
When painting over hard, glossy, or chalking surfaces — stucco, previously painted masonry, old enamel trim — Stix provides superior bonding where standard primers fail. We use it on challenging substrates to ensure nothing peels.
Hard, glossy trim demands a different product than field paint. Benjamin Moore's alkyd-modified trim formula levels beautifully, resists scuffing, and holds its sheen against UV — keeping your doors, shutters, and fascia looking crisp.
How We Work
Every durable, beautiful exterior paint job is 70% preparation and 30% paint. Here's exactly what we do from the first site visit through the final walkthrough — no shortcuts, no surprises.
We walk the entire exterior before a single price is quoted. We assess substrate condition (wood, stucco, fiber cement, brick), identify areas of rot, cracking, failing caulk, peeling paint, and mildew. You receive a written, itemized estimate — no vague per-square-foot guesses.
We pressure wash the entire exterior to remove dirt, mildew, algae, chalking paint, and salt deposits. For coastal properties, this step is critical — salt contamination under a new paint film causes premature failure. We use appropriate pressure settings for each surface type to clean thoroughly without damage.
All loose, peeling, or failing paint is scraped and sanded to a firm edge. Any identified wood rot is repaired with two-part epoxy filler or replacement lumber — we address it now so your new paint isn't applied over a deteriorating substrate. This is the step that separates a 10-year job from a 3-year job.
Every joint, gap, seam, and penetration in the exterior envelope is caulked with a high-quality paintable caulk before primer goes on. Windows, doors, trim joints, corner boards, utility penetrations — moisture finds every gap. We seal them all with products that flex with Florida's thermal movement.
Bare wood, repaired areas, and any surface where adhesion needs to be established receive a full coat of Benjamin Moore primer before topcoat application. We never skip this step. A properly primed surface means the topcoat bonds correctly, covers uniformly, and lasts as long as the manufacturer intends.
Two full coats of the specified Benjamin Moore exterior product are applied to all field surfaces. Trim, soffits, fascia, shutters, and doors receive appropriate products and finishes. We protect all glass, hardware, landscaping, and non-painted surfaces before we begin and work in conditions appropriate for the products being applied.
Before we consider a job complete, we do a thorough final inspection — looking for holidays (missed spots), runs, uneven coverage, and any touch-up needs. Then we walk the entire exterior with you. We remove all masking, clean the site, and don't consider the job done until you're satisfied with every surface.
Coastal Expertise
Jacksonville-area homes — especially those near the beaches, Intracoastal, St. Johns River, or inlet communities — face conditions that inland properties don't. We've developed our prep and product approach specifically around these challenges.
Airborne salt deposits create a contamination layer that prevents paint adhesion. Our coastal prep includes a dedicated salt-neutralizing wash before standard cleaning — a step most inland painters never think about, but that's essential within 5 miles of tidal water.
Northeast Florida's relative humidity regularly exceeds 80%. We monitor conditions and only apply paint within manufacturer-specified humidity and temperature windows — never trapping moisture under a paint film, which causes bubbling and early failure.
Florida's warm, wet climate makes mildew on exterior surfaces a near-universal issue. We treat all affected areas with mildewcide before painting and specify Benjamin Moore formulas with built-in mildew inhibitors for lasting protection.
Coastal properties often show rust bleeding from nail heads, screws, and metal flashings — staining new paint within months. We treat all exposed fasteners with rust-inhibiting primer and seal them before topcoat application.
Jacksonville's older homes often feature stucco exteriors with hairline cracks, efflorescence, and alkalinity issues that require specific products and prep. We use elastomeric coatings where appropriate for flexible crack-bridging protection.
Many newer Jacksonville-area homes use fiber cement siding (HardiePlank). This material has its own requirements — factory primer must not be disturbed, cut edges must be field-primed, and the correct coating must be used to maintain manufacturer warranties.
